Amaravati plots up to ₹60 lakh: what the captured asking prices contain

102 research records have asking amounts at or below ₹60 Lacs. Most are small plots, and 60 carry a commercial-use label. Here is how to make the budget filter useful.

What the research shows

  • Property Desk calculation: 102 of 627 records (16.3%) have advertised asking amounts at or below ₹60 Lacs; 4 are exactly at the ceiling.

Property Desk research context

Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.

A ₹60 lakh search is mainly a small-plot search in this sample

The at-or-below-₹60-Lacs group has a median total ask of ₹49.5 Lacs, median asking rate of ₹39,500 per sq yd and median advertised area of 120 sq yd. A low total in these advertisements often comes from the amount of land being offered. It should not automatically be interpreted as a discounted rate for a comparable larger property.

Commercial labels account for 58.8% of this budget cohort. Buyers searching for a residential site should therefore add an intended-use requirement immediately. Counting every low-total commercial record as an alternative for a home would exaggerate the options that fit that buyer's actual need.

Exactly ₹60 lakh and strictly below ₹60 lakh are different filters

This article uses an inclusive ceiling: an asking amount of exactly ₹60 Lacs is included. There are 4 such records, leaving 98 strictly below the ceiling. It is a small difference that matters when checking a saved search or comparing a broker's spreadsheet with the website. The comparison uses full rupee amounts before displaying rounded Lacs and Cr.

Where the captured records appear

  • Thullur: 15 captured records at or below ₹60 Lacs.
  • Sakhamuru: 10 captured records at or below ₹60 Lacs.
  • Ananthavaram: 9 captured records at or below ₹60 Lacs.
  • Rayapudi: 8 captured records at or below ₹60 Lacs.
  • Kuragallu: 7 captured records at or below ₹60 Lacs.
  • Mandadam: 2 captured records at or below ₹60 Lacs.

These counts measure the presence of advertisements in one source capture. They do not measure all land for sale in a village, likely transaction volume or the chance of finding a willing current seller. A village with more captured low-total listings is a place to investigate if it matches your requirements; the count is not a recommendation to buy there.

The area check can change the apparent bargain

An excluded research record, APD-000277, advertises 120 sq yd at a total of ₹60 Lacs. Its mapped APCRDA snapshot area is 180.005 sq yd. The advertised-area calculation is ₹50,000 per sq yd, but substituting the other area would create a different rate for the same total. This record is excluded from the budget and pricing counts until the discrepancy is resolved. Do not select whichever denominator makes the rate look attractive.

Protect the total cash budget

If ₹60 Lacs is your complete cash ceiling, it is not automatically the amount available for the seller's price. Obtain separate estimates for the applicable transaction charges, professional checks, brokerage and any immediate site work. This dataset contains no verified all-in purchase-cost field, so it cannot calculate a universal safe offer limit or closing budget.

A useful brief would say, for example: residential use, minimum acceptable area, two preferred localities, total cash ceiling and a requirement for a current quotation and an explained area match. Use your own requirements; the example is a brief structure, not a suggested purchase.

What to ask before arranging a visit

  • Is the same property still being offered, and when was that confirmed?
  • Does the person giving the quotation have current authority to sell?
  • Which area and dimensions are being offered, and are there unresolved record differences?
  • What is the present access condition, and what independent document checks remain?

How to read these figures

Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.

The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
