Residential vs commercial plots in Amaravati: compare rate and total price

Commercial asking rates have a ₹44,000 median, compared with ₹40,000 for residential. Yet the median commercial total is lower. Plot size explains why both figures matter.

What the research shows

  • Property Desk calculation: Advertised residential use accounts for 400 records and commercial use for 227 in the 627-record comparison after quality checks and outlier removal.

  • Property Desk calculation: The residential median total ask is ₹1.65 Cr and median area is 390 sq yd; the corresponding commercial figures are ₹1 Cr and 250 sq yd.

    [1]

  • Property Desk calculation: Residential asking rates have a middle-half range of ₹34,000–₹48,000 per sq yd; commercial asking rates have a middle-half range of ₹40,000–₹52,000 per sq yd.

Property Desk research context

Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.

Why the more expensive rate can produce the smaller bill

In the captured advertisements, commercial plots have a median asking rate ₹4,000 per sq yd above residential plots. That is a 10% difference between the two sample medians. It should not be read as a guaranteed commercial premium for a particular road, village or property.

The median total asks point in the opposite direction: ₹1 Cr for commercial and ₹1.65 Cr for residential. The commercial sample contains smaller plots, with a 250 sq yd median against 390 sq yd for residential. This is why a search sorted by the lowest total price can surface commercial records before residential records even when their unit rates are higher.

Use a fixed-area illustration carefully

For arithmetic only, a 200 sq yd area multiplied by the residential sample median gives ₹80 Lacs; the same area multiplied by the commercial sample median gives ₹88 Lacs. Neither result is a quoted 200 sq yd listing. The exercise holds area constant so you can see the rate difference. It does not establish that suitable properties exist at those amounts.

Local comparisons can reverse the overall pattern

  • Thullur: 32 residential records at a ₹38,000 median rate; 23 commercial records at ₹40,000.
  • Rayapudi: 31 residential records at ₹45,000; 19 commercial records at ₹43,000.

Rayapudi's captured commercial median is below its residential median. The overall Amaravati ordering therefore cannot be applied mechanically to every locality. Each group contains different locations, sizes, recorded road relationships and seller expectations. A statistical association does not explain which of those differences caused a quotation.

The advertised label is the beginning of the use check

Residential and commercial here are the classifications carried in the source advertisements. A label on a listing is not permission for a particular building or business. For a serious shortlist, compare the advertised description with the applicable plot record and obtain professional confirmation of the intended use, dimensions, access and any restrictions. A GIS match can supply context without completing those checks.

The right shortlist depends on what you need the property to do. A small commercial site that falls within the cash ceiling may be unsuitable for a residential requirement. A large residential plot may have a lower rate but create an unaffordable total commitment. Keep the use and size requirements ahead of a ranking by price.

A comparison sheet with four useful columns

  • Advertised use and the document needed to confirm the proposed use.
  • Advertised area, measured dimensions and any unresolved area discrepancy.
  • Current total asking amount and the unit rate calculated from the same area.
  • Quotation date, seller authority, source status and the next independent check.

When those four columns are aligned, you can ask meaningful follow-up questions about a price difference. Until then, 'commercial costs more' and 'residential is cheaper' are both too broad to guide a property decision.

How to read these figures

Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.

The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
