Property Desk research context
Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.
The captured mix is mainly residential
43 of Kuragallu's 56 retained records (76.8%) carry a residential-use label. It is the largest single locality-label group in this particular capture. That makes its mix useful to inspect, but the count should not be confused with the number of current sellers, market share or transaction demand.
- Residential: 43 records; median asking rate ₹33,000 per sq yd; middle half ₹32,000–₹35,000 per sq yd; median area 500 sq yd; median total ₹1.5 Cr.
- Commercial: 13 records; median asking rate ₹40,000 per sq yd; middle half ₹40,000–₹43,000 per sq yd; median area 250 sq yd; median total ₹1.08 Cr.
A moderate rate is not the same as a small commitment
The residential median rate of ₹33,000 per sq yd is below the overall residential sample median of ₹40,000. However, Kuragallu's residential median area is 500 sq yd and median total ask is ₹1.5 Cr. A buyer whose cash ceiling is well below that total should search by area and total price, rather than treating the lower unit rate as a promise of affordability.
Only 7 records are at or below ₹60 Lacs. The count reaches 15 at ₹1 Cr, or 26.8% of the village group. These inclusive filters contain both residential and commercial advertisements. They require further qualification against the buyer's use and dimensions.
Equal village medians can hide different inventory
Kuragallu and Ananthavaram both have a combined median asking rate of ₹35,000 per sq yd in the retained set. Their median total asks differ: ₹1.46 Cr for Kuragallu and ₹1 Cr for Ananthavaram. Their use and size mixes are different, so matching the village medians alone does not make two specific properties comparable.
Before drawing a conclusion, compare the same advertised use, a similar area band and property-specific evidence. The captured dataset cannot say whether a particular seller will negotiate, whether a property is liquid or whether one village will appreciate faster. Those questions are outside the data being analysed.
Do not let a planning label replace a site description
Where an advertisement mentions a themed city or planned road, retain the source and status of that statement. Such labels do not establish the property's exact position within a current boundary, the completion of a road or the provision of services. A useful property explanation shows which part comes from the advertisement, which from a dated public layer and which has been checked independently.
What to put in the buyer brief
- The minimum and maximum area you would actually consider.
- Residential or commercial use, with a clear reason for that requirement.
- The property-price ceiling and the separate total cash ceiling.
- The current quotation, area reconciliation and site-access checks needed before a visit or offer.
Kuragallu's source mix suggests starting with the size requirement. Once that is fixed, a rate comparison becomes more meaningful and fewer attractive-looking totals will turn out to describe unsuitable properties.
How to read these figures
Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.
The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
