Property Desk research context
Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.
The median total is the first budget signal
The captured Mandadam group has a median asking rate of ₹46,000 per sq yd, but its median total ask is ₹1.88 Cr. The median advertised area is 390 sq yd. For buyers with a tight total budget, area is therefore as important as the headline rate.
- Residential: 35 records; median asking rate ₹45,000 per sq yd; middle half ₹40,000–₹50,000 per sq yd; median area 450 sq yd; median total ₹2 Cr.
- Commercial: 13 records; median asking rate ₹49,000 per sq yd; middle half ₹45,000–₹55,000 per sq yd; median area 360 sq yd; median total ₹1.55 Cr.
Commercial records have a higher median unit rate than residential records, yet a lower median total ask: ₹1.55 Cr against ₹2 Cr. The advertised median areas are 360 and 450 sq yd respectively. These medians summarize different ordered lists; they should not be combined and presented as an actual representative listing.
A lower unit rate than another village does not guarantee a lower total
Mandadam's combined median asking rate is below Velagapudi's ₹52,000 per sq yd. Its median total ask is nevertheless above Velagapudi's ₹1.29 Cr. This reversal is a useful reminder that a locality ranking by rate and a locality ranking by total answer different questions. Neither identifies a better property.
To compare actual candidates, fix the intended use and a similar area first. Then review the location, documents, current quote and site evidence. The data does not isolate any effect from proximity to government buildings, institutions or proposed infrastructure, so no such explanation is assumed here.
Small-budget records exist in the capture, but the count is limited
2 Mandadam records are at or below ₹60 Lacs and 9 are at or below ₹1 Cr. Those counts are observations from the capture, not promises of present availability. The small lower-budget subset is a reason to define use and dimensions precisely before requesting viewings.
Keep Mandadam and Mandadam-1 separate until the location is reconciled
The source also contains a Mandadam-1 label with 2 retained records. This profile uses the exact Mandadam label only. It does not silently merge locality variants or treat them as separate officially defined villages. If a seller or agent uses a suffix, ask for the property identity and relevant map context so the location can be reconciled.
That discipline matters for price comparison. Combining locality labels because their names look similar can change a median without any underlying property becoming more or less expensive. A clean explanation should say exactly which records were included.
A useful evidence request for Mandadam
- Identify the exact property behind the locality name and support reference.
- Request the current seller quotation and confirmation of the area being offered.
- Keep public planning context separate from completed on-site access and services.
- Obtain independent checks of the documents and intended use before discussing an offer.
Use the captured figures to prepare that conversation. The next useful piece of information is a dated, property-specific answer, not a broader claim about the village's future value.
How to read these figures
Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.
The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
