Rayapudi plot prices: why this sample reverses the usual residential–commercial rate order

Rayapudi's captured residential median is ₹45,000 per sq yd, above the commercial median of ₹43,000. The mix matters more than a blanket premium.

What the research shows

  • Property Desk calculation: Rayapudi has 50 captured records in this comparison: 31 advertised residential and 19 advertised commercial plots.

    [1]

  • Property Desk calculation: The calculated residential median asking rate is ₹45,000 per sq yd; the commercial median is ₹43,000 per sq yd.

  • Property Desk calculation: 8 records are at or below ₹60 Lacs and 13 at or below ₹1 Cr. These are captured asking amounts, not confirmed current availability.

Property Desk research context

Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.

An instructive exception to the overall sample

Across the full retained dataset, the commercial median asking rate is higher than the residential median. Rayapudi reverses that ordering: ₹45,000 per sq yd for residential against ₹43,000 for commercial. This does not establish that residential use commands a premium on an otherwise identical Rayapudi property. It shows why a broad rule cannot replace a local, use-matched comparison.

  • Residential: 31 records; median asking rate ₹45,000 per sq yd; middle half ₹42,000–₹50,000 per sq yd; median area 500 sq yd; median total ₹2.25 Cr.
  • Commercial: 19 records; median asking rate ₹43,000 per sq yd; middle half ₹41,000–₹52,500 per sq yd; median area 250 sq yd; median total ₹1.13 Cr.

The commercial range is wide

The middle half of the commercial asking-rate observations spans ₹41,000–₹52,500 per sq yd. The residential middle half spans ₹42,000–₹50,000 per sq yd. A buyer should ask why two specific records differ in price rather than assume that every commercial plot belongs above every residential plot.

Possible differences to investigate include advertised area, shape, exact position, recorded road relationships and the conditions attached to the seller's quote. The dataset does not isolate the causal effect of any one factor. A higher or lower rate remains a question to investigate, not proof of a property advantage.

Total asking price tells a different story again

The residential median total ask is ₹2.25 Cr with a 500 sq yd median area. Commercial records have a ₹1.13 Cr median total and 250 sq yd median area. The smaller commercial size mix matters to affordability, even though it does not answer suitability for a buyer's intended use.

8 records fit an inclusive ₹60 Lacs asking-price ceiling; 13 fit ₹1 Cr. These are not counts of seller-reconfirmed stock. A current shortlist should be rebuilt from quotations and evidence, with the original capture retained for context.

The source label needs a defined boundary

This profile covers the 50 exact Rayapudi-labelled records only. A further 5 retained records use Rayapudi-1 and are kept separate. The suffix is not silently interpreted as a planning boundary. Reconcile the actual property identity and map location before merging the groups for a future comparison.

Use the map to ask better questions

A map can help explain the recorded surroundings of a candidate, but it does not settle the property's title, boundaries or lawful access. Ask for the applicable documents and a current site check. If a distance is calculated to a road or landmark, record the method and distinguish straight-line context from a practical driving approach.

  • Compare residential with residential, or commercial with commercial, within a similar size band.
  • Request the seller's latest amount and the exact area to which it applies.
  • Keep the Rayapudi locality label and any suffix visible until the location is reconciled.
  • Ask which evidence has actually been checked and which questions remain open.

Rayapudi is a good example of the value of inspecting the underlying mix. The useful insight is that generic rate rules fail, not that this capture identifies a preferred use or a preferred purchase.

How to read these figures

Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.

The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
