Velagapudi plot prices: higher unit rates, but a mixed total-budget picture

Velagapudi's 44 retained records have a ₹52,000 median asking rate. Smaller commercial plots mean the total-price picture is more varied than that headline suggests.

What the research shows

  • Property Desk calculation: Velagapudi has 44 captured records in this comparison: 32 advertised residential and 12 advertised commercial plots.

    [1]

  • Property Desk calculation: The calculated residential median asking rate is ₹50,000 per sq yd; the commercial median is ₹57,000 per sq yd.

    [1]

  • Property Desk calculation: 3 records are at or below ₹60 Lacs and 14 at or below ₹1 Cr. These are captured asking amounts, not confirmed current availability.

Property Desk research context

Amaravati Property Desk analysed advertised asking prices captured on 27 August 2026. The figures describe that snapshot and are not completed-sale prices.

Read the rate with its advertised area

The combined median asking rate for the exact Velagapudi label is ₹52,000 per sq yd. Its middle-half range is ₹48,000–₹54,250 per sq yd, and its median total ask is ₹1.29 Cr. These figures describe a captured advertising mix, not a government rate or a valuation range for every plot in the locality.

  • Residential: 32 records; median asking rate ₹50,000 per sq yd; middle half ₹47,000–₹52,250 per sq yd; median area 330 sq yd; median total ₹1.64 Cr.
  • Commercial: 12 records; median asking rate ₹57,000 per sq yd; middle half ₹52,750–₹60,000 per sq yd; median area 165 sq yd; median total ₹94.5 Lacs.

Commercial advertisements have a ₹57,000 median unit rate and a ₹94.5 Lacs median total ask. Residential advertisements have a lower ₹50,000 median rate but a higher ₹1.64 Cr median total. The median advertised areas, 165 and 330 sq yd, help explain why both price measures are needed.

The same ₹1 crore ceiling produces different counts across villages

14 Velagapudi records are at or below ₹1 Cr, compared with 9 in the exact Mandadam label. This occurs even though Velagapudi has the higher combined median asking rate. A buyer should not infer affordability from a rate ranking without checking the size distribution.

At or below ₹60 Lacs, the Velagapudi count is 3. That is a count, not a price estimate for a village subgroup. With so few captured records at that ceiling, it would be especially unwise to describe a broad supply of suitable low-budget options.

Do not use a landmark to explain a price without evidence

An advertisement may associate Velagapudi with institutions, administrative facilities or planned infrastructure. The location label by itself does not establish proximity to an entrance, current access, completed services or a causal price effect. A careful property explanation shows the map and source, gives a date and explains what was actually checked.

If a seller's asking rate appears high relative to similar captured records, ask what property-specific feature supports the quote. The answer could involve dimensions, a particular site position or conditions that do not appear in the dataset. It should be verified before it becomes part of a buyer-facing explanation.

Compare the quote with a small, relevant peer group

  • Use the same advertised residential or commercial classification.
  • Choose a similar area band and identify the actual location of each property.
  • Show current total quotes and calculate rates from clearly stated areas.
  • Record current approach-road evidence and unresolved document questions separately.

A captured median can be a useful prompt for a conversation, but it is not an offer recommendation. There is no verified transaction-price series in this captured dataset, and no standard negotiation discount can be derived from it.

What to carry into a visit

Take the current quotation, the Property Desk support reference, the advertised dimensions and the documents or source extracts that need reconciliation. Ask the field team to show the site and approach in a dated walkthrough. The objective is to connect the price being discussed to an identifiable property and a clear list of remaining checks.

How to read these figures

Unless a paragraph explicitly describes the original source or an excluded example, pricing and budget figures use 627 retained records: 400 residential and 227 commercial. We excluded 4 source exceptions, 14 unresolved area differences above 1% and 42 outliers using one-pass 1.5-IQR boundaries within advertised use on total ask, area and unit rate. Original records remain intact. Each retained property has equal weight; budget ceilings are inclusive; localities retain the source labels; group price medians require at least five records. Totals shown in Lacs and Cr are rounded to at most two decimals.

The import keeps the lowest positive advertised amount for each exact-code group. A median is the middle observation; the middle-half range runs from the 25th to 75th percentile. The figures describe this filtered, single-source capture. Current seller availability, authority, title, boundaries, approval and access require separate checks.
